Problems updating CU11

I am getting two error

Warning:

Setup can't verify that the 'Host' (A) record for this computer exists within the DNS database on server x.x.x.x


for this one, I verify the dns server and the HOST(A) is present and the server is able to resolve the name.

also relevant is that the dns, domain controller and exchange are all the same server

then on the third stage I got this error that prevent to continue:

Error:

Installing product C:\Users\administrator.SERVER\Desktop\cu11\ exchange server msi  failed. Fatal error during installation. Error code is 1603.

any suggestions?
